1. Make a great first impression.
Keep your grounds maintained in all seasons by mowing and raking your lawn, trimming your scrubs, clearing your driveway and sidewalks and removing all debris from your property.
2. Allow light into dark rooms.
Position shades and drapes to maximize the amount of sunlight into rooms and replace all burned out light bulbs and fault switches. Light colors can add a cheerfulness to dark rooms, especially kitchens.
3. Repair small problems.
Take the time to fix badly cracked plaster, loose door knobs, crooked light fixtures and other minor damaages. Small things sometimes hinder a sale more than large repairs.
4. Clear your storage space.
By removing all unnecessary accumulations in storage and utility spaces such as the attic, stairways, basement and garage, the spaces will appear much larger than they actually are.
5. Correct faulty plumbing.
Leaky faucets can discolor porcelain and call attention to plumbing defects.
6. Redecorate if needed.
Painting, rug shampooing and other minor improvements can create a much more appealing appearance.
7. Turn off electronics.
Radios and televisions can be distracting to a prospect. Eliminate diversions by turning off electronics before a showing.
8. Keep pets out of the way.
It is recommended pets be kept clear of prospect or out of the house. Some people are uneasy around animals and they may detract from the prospects attention.
9. Keep the property temperature comfortable.
A home should be warm in cold weather and cool in hot weather, through the use of air conditioners or other measures.
10. Do not apoligize for faults.
By apoligizing for aadverse appearances of your home, it only emphasizes the defects.
11. Allow private time for prospects during inspection.
Most buyers prefer to ask questions to their representative without the seller present. The inspection should proceed without your immediate presence. If you insist on being present, don't discuss terms, price, etc. and allow private time for buyers to speak with their agent.
12. Inform representatives of accurate details.
Keep your agent knowledgable of accurate figures on taxes and utilities and inform of all recent major improvements such as a new roof, driveway, etc.
13. Negotiate offers immediately.
If a resonable offer is presented, it is wise to negotiate as soon as possible, it may never be repeated.
14. Always be prepared to show your property.
If you delay a prospect it may lose you the sale. Your real estate salesperson will always arrange appointments wit you in advance.
